Once your applicant completes the online application and successfully verifies their identity with the credit bureau, the instant credit report and basic criminal database report will become immediately available.
You can view these reports in your Rent Perfect account on the "VIEW REPORTS" screen.
Full Investigative Reports
The full Investigative Background Report—conducted by a licensed private investigator—typically takes 4 to 6 business hours to complete once the applicant has submitted their application and completed identity verification.
To access this report, go to the View Reports screen and click on the "Criminal Report" circle. This final report includes comprehensive details such as:

Evictions
-
Judgments and liens

A summarized credit profile
We recommend waiting for this full report before making any final leasing decisions, as it provides a much more complete picture of your applicant’s background.
⚠️ Important: Do not make a final decision on your applicant based solely on the instant reports. While the credit report and basic criminal check are helpful, they do not provide the complete picture. The Investigative Overview includes additional checks such as national eviction records, verified criminal data, and alias searches—essential details for making an informed decision.
