Question
New Jersey Homestead Rebate

Answer

Homeowners. Applications for the homeowner rebate are expected to be mailed at the end of April, and homeowners will apply either online or by phone. Homeowners do not use the application in this booklet. Residents who owned, occupied, and paid property taxes on a home in New Jersey that was their principal residence on October 1,  and who meet certain income limits are eligible.

Under the terms of the State Budget for Fiscal Year 2014, you are eligible for a homestead benefit if you were a New Jersey resident who owned and occupied a home in New Jersey that was your principal residence on October 1, 2014, provided the 2014 property taxes were paid and you meet certain income limits. The threshold for homeowners age 65 or older and/or disabled is $150,000; for homeowners under age 65 and not disabled the threshold is $75,000 or less. You can file an application regardless of the amount of your 2014 New Jersey gross income. However, if your income exceeds the limits determined by the State Budget, your application will be denied.

  • Homeowners. Most homeowners will receive their benefit in the form of a credit applied to their February 2015 property tax bills. Those homeowners can expect to receive a revised property tax bill or advice copy from their tax collector that will reflect the amount of the benefit. However, any homestead benefit for which you are eligible will be issued in the form of a check (or direct deposit) if (1) your principal residence was a unit in a co-op or continuing care retirement community or (2) you stated in your application that you no longer own the property that was your principal residence on October 1, 2014.

  • Tenants. Tenants will not receive a 2014 homestead benefit under the terms of the State Budget.
