After you get a bound contract. the inspection and appraisal will be scheduled and paid for by the buyer. In most cases you will be contacted directly to schedule the appointment and allow entrance to your home for both. PLEASE LEAVE THE LOCKBOX ON YOUR DOOR SO INSPECTORS AND APPRAISERS MAY ACCESS IF YOU ARE AT WORK IF YOU DESIRE.
After all inspections are completed the buyers agent will send a repair proposal over. You will then either accept, counter or reject the proposal. Please make sure you abide by the "resolution period" days in your contract. This period is the total amount of calendar days to negotiate repairs back and forth. This is NOT the amount of days to respond to the proposal.
