How do I initiate the move-in and move-out inspection process with a new tenant?

We are excited to launch MI-MO, our customized Move-In, Move-Out inspection process that will efficiently and effectively change the way you interact with your tenants at transitional times… and best of all, it eliminates the inevitable finger pointing over the condition of the property.  With MI-MO, you simply invite your tenant to complete a move-in inspection right on their phone, including photos, to accurately document the property's condition.  If they see something that needs repair, they take a photo and notify you at move-in.  If certain parts of the home don’t need any repairs, they can easily sign off that they are acceptable.  All pictures and the completed report stay in your online portal for instant access and review once the tenant vacates the property.  After move out, your inspection of the home is effortless as you can directly compare the photos at move in with the current condition of the property.  Broken, missing or damaged items are painlessly identified and appropriate deductions to deposits can be made hassle-free. 

 

Follow these easy steps to initiate and complete the Move-In and Move-out inspecton process:

 

STEP 1:  Click MIMO on the home screen of your account and find the tenant's name who will complete the move-in inspection.

 

STEP 2: Click the button that says, "Initiate Move-in" and click "Continue."  The tenant will receive an email with instructions letting them know they have 15 days to complete the move-in inspection.

 

STEP 3: The tenant must log in to their tenant portal at www.rentperfect.com to complete the inspection. They will inspect the property and report any damage found by uploading a picture and giving a description of the damage in the comment box.  Move-in inspections are easily done using a smartphone camera.

 

STEP 4: An email will be sent to the landlord once the tenant completes the inspection.  Next, the landlord must log into their account  and click "view move-in" to view the move-in report.   

STEP 5: After reviewing the move-in report the landlord will click "Accept move-in." At this time they can leave a comment for any reported damage and make note if the damage has been fixed or will be left "as is."  All pictures and the completed report stay in the online portal for instant access and review once the tenant vacates the property. 

 

STEP 6: At the time of move-out the landlord will simply click the "Move-Out" button to initiate and complete the move-out inspection of the property. The inspection of the home is effortless as the landlord can directly compare the photos at move-in with the current condition of the property at move-out.
