All reports will be returned with a recommendation based on the criteria you have set up for your account. To view this criteria or make any changes, visit the “property information tab” and view scoring condition settings and automatic decline settings. Once you have made a decision on an application, click “decision” and use the drop down menu to select approved, conditional, declined or never moved in. This will move the report over to your Resident Control Center. You always have the ability to update your decision later by clicking “decision” again in the resident control center. Keep in mind if you have enabled the automatic e-mails in your account, when you make a decision, a corresponding letter will be sent to the applicant’s email that is on file. You can manage these settings in the “Property Information” tab under “Resident Email Settings.” Remember to send the adverse action letter for any applications that are approved conditionally or declined.
