Question
How To #12 - Step 4 HUD Issues The Check To The Borrower

Answer

HUD will mail the refund check to the borrower/claimant. Although the maximum time allowed for HUD/FHA to refund money is 120 days upon receipt of Proof of Ownership documentation and Proof of Identification documentation, generally the customer can expect the check to arrive anywhere from 2 weeks to 6 weeks.

When Smart Tools updates the Search HUD database, borrowers that are no longer due a refund (meaning they are no long on HUD’s list) their names are moved from the Search HUD List tab database to the Archived Records tab.

You can only see Archived Records that were once on your My Updated List tab.

We recommend that you monitor the HUD web site to help determine when a check is in process. Here is a direct link to the HUD search screen: http://www.hud.gov/offices/hsg/comp/refunds/index.cfm .

On the HUD search screen input either the borrowers name in the following format, Lastname Firstname MI, or the case number. Search for the borrowers name prior to sending documentation to HUD it will be on their list, when the borrower’s name no longer appears on this list, then a refund check is in process and during the next download their record will be moved to the Archived Records tab. Other processors have reported that it takes around 14 days for the borrower to receive the check once their name is no longer on the list.
